Determination: The Planning Commission must make a determination that in reviewing <br />the proposed amendment to the Special Use Permit, the Commission has considered the <br />effect ofthe proposed use upon the health, safetv, convenience and general welfare ofthe <br />owners and occupants of surrounding land, in particular, and the communitv as a whole <br />(see the text of #1 5 [Zoning reference Section 8, D, 3, bJ for the specific factors to <br />review), and that that the facts and circumstances ofthe particular case warrant granting <br />of the amendment to the Spccial Use Permit. <br /> <br />B. <br /> <br />Conditions of Approval: Following the determination, the Planning Commission may <br />include that the approval of the amendment to the Special Use Permit be subject to <br />certain conditions of approval as the Commission deems necessary to serve and protect <br />the health, safety, convenience, and general welfare ofthe community, <br /> <br />Staff would recommend the following conditions of approval: <br /> <br />1. <br />2, <br />3, <br /> <br />All necessary building permits shall be filed with the City Building Official. <br />All necessary signage permits shall be filed with the City Planner, <br />The number of handicapped accessible parking spaces shall comply with the State <br />Building Code requirements, <br />The applicant shall submit a revised landscape plan and planting schedule which <br />complies with the City's landscaping requirements for the required caliper inches <br />of trees; such plans shall be submitted to the City Planner for approval prior to the <br />issuance of a Certificate of Occupancy. <br />The applicant shall submit, prior to the issuance of a Certificate of Occupancy, a <br />landscape performance bond or other surety for 125% of the cost of materials and <br />installation valid one full year from the date of installation, <br />The applicant shall either remove the southern parking lot entrance to the Sheriff <br />Patrol Station parking lot or relocate it to the east side of the parking lot, The <br />applicant shall provide such design changes on a revised site plan which shall be <br />submitted to the City for review by the City Planner, City Engineer, Building <br />Official, and Fire Marshall for their approval prior to the issuance of a Building <br />Permit. <br /> <br />4, <br /> <br />5, <br /> <br />6. <br /> <br />PC #03-26- PC Report 10/01/03 - Page 10 of 11 <br />
