<br />. <br /> <br />Requested Variance <br />The County requests approval of one additional variance with the addition of the Sheriff <br />Patrol to this site, <br /> <br />. The ordinance requires 20' separation between drives and parking lots, The 10' <br />separation is requested at the eastern edge of the lot east of the Sheriff Administration <br />wing and the drive as it curves around the west edge of the retention pond. The drawings <br />indicate over-story trees will be planted in the boulevard and plantings will remain <br />between the road and pond, Some of these plantings between the pond and road will be <br />sacrificed to any greater increased slopes of the land if 20' is maintained, The design <br />also incorporates to greatest extent possible the earthwork already in place for the <br />retention pond, which serves the highway project, as well as the Ramsey County site. We <br />believe the project meets the intent of the City ordinance to screen parking lots since <br />substantial screening is provided to the public streets, <br /> <br />Other revisions to the site plan approved with the Special Use Permit. <br /> <br />/, --~ <br /> <br />· The automobile car wash building previously in the northwest comer of the site near <br />the fuel island has been deleted. <br /> <br />. <br /> <br />· Cold storage building #2 located in the center of the site has been moved eastward to <br />facilitate the relocation of Salt/Sand storage buildings, <br /> <br />Additional Information <br /> <br />· Attachment 1 provides an artist's rendering of the exterior as seen from above the <br />Hamline/96 Intersection, Building elevations are also included in the submittal. <br /> <br />. Attachment 2 provides traffic information in consideration of the added sheriff <br />program. <br /> <br />. Attachment 3 provides further description of the Sheriff Patrol Substation function at <br />this site, <br /> <br />. Attachment 4 - Site Plan Overlay <br /> <br />The attachment is a composite site plan showing the approved Public Works SUP in <br />"black" and the amended Sheriff Patrol facilities in "red," The relocation of the <br />sand/salt building and public work cold storage building is referenced in the application <br />are also shown, <br /> <br />. <br /> <br />In summary, Ramsey County seeks to amend the Site Plan previously approved with <br />additional use and better planning to meet the community desires of efficient delivery of <br />public services while maximizing value of resources expended. <br />
