<br />, <br />i <br /> <br />. 6, Height - Requires Variance for Height of Salt/Sand Building <br /> <br />The maximum building height allowed in the CC: Civic Center District is 35 feet. The <br />proposed elevations show a building height of 48 feet at the highest point of the Salt/Sand <br />storage building. The applicant is requesting a variance of 13 feet to allow for the height of <br />the SalUSand Building. The height of the Salt/Sand building is necessary so that the long- <br />bed dump trucks will have adequate clearance for safcly unloading the stockpile, <br /> <br />7, Parking, - Meets Code Requirement for Spaces; Exceeds Parking Setback Requirement <br /> <br />No specific requirements for Public Works facilities are outlined in the Zoning Ordinance, <br /> <br /> <br />ublic parking) <br /> <br />. <br /> <br />The State Building Code and ADA parking standards call for a minimum of 7 handicapped <br />parking spaces for parking lots of201-300 spaces. Six handicapped parking spaces are <br />shown on the Site Plan, however it appears that there may be two additional handicapped <br />spaces in the public lot which were Ilbt marked, <br /> <br />Parking setback requirements are highlighted below: <br /> <br />Minimum Building Required Proposed at Shortest Point <br />SetbaCks <br />Parking: ROW 20 Feet Access Drive: 62 Feet <br />Parking: Side 5 Feet 100 Feet <br />Parking: Rear 5 Feet 981 Feet <br /> <br />As the table above indicates, the proposed parking setbacks greatly exceed the requirements, <br />The entire parking area shall be curbed, surfaced and striped in accordance with City design <br />standards, ' <br /> <br />8, Access and Circulation, - Meets Code Requirement <br /> <br />. <br /> <br />Hamline Avenue will serve as the access to the property for both maintenance vehicles and <br />for passenger vehicles. The public access to the RCPWF will be via an access road that will <br />run along the south side of the property approximately 30 feet from Highway 96 at the <br />closest point. The maintenance vehicle entrance will be via Ben Franklin Avenue, north of <br />thc current National Guard facility. This access pattern should minimize the interaction of <br /> <br />PC #03-08 - PC Report 03/26/03 - Page 6 of 10 <br />
