Aesthetics - Variance Requiredfor Building Materials <br /> <br />A building rendering and building elevations are included for your reference, The Civic <br />Center District requires that building materials be brick, stone, glass, or any combination <br />thereof (trim and accessories may be composed of metal), The applicant is proposing brick, <br />masonry, precast concrete wall panels, glass, and pre-finished ribbed metal panel as the <br />primary building materials, The applicant has requested a variance to allow the precast <br />concrete wall panels and pre-finished ribbed metal panels as building materials as these <br />materials are not expressly stated in the listing of permitted exterior materials, Pictures of <br />precast concrete wall panels have been included as Attacbment 4 ofthe applicant's plan set. <br /> <br />The overall design of the building effectively utilizes portions of the building to screen the <br />less desirable uses. The result is effective screening of the "yard" area and a more attractive <br />presence along Highway 96. The project design team has considered the materials and <br />building design element to assist the building more effectively blend with its surroundings. <br /> <br />14.
