<br />" <br /> <br />. <br /> <br />. <br /> <br />. <br /> <br />'. <br /> <br />(A) <br /> <br />Water Tower Signage <br /> <br />Overview <br /> <br />The applicant has requested a Master Plan PUD (4th) Amendment to allow the relocation of a <br />parking area along Lexington Avenue and the addition of parking to a lot on the south side of <br />their campus, In place of the parking area, the applicant would install a landscaped area which <br />would give the future main entrance to the Guidant Campus more curb appeal. The area adjacent <br />to the south parking lot contains a wooded area, and is adjacent to a recreational area for Guidant <br />employees. The Guidant Master Plan shows the south parking lot area eventually being replaced <br />by Building K (8 stories, 256,000 GSF), Parking Ramp #5 (6 levels, 900 stalls), and some green <br />space, Building K and Parking Ramp #5 are both listed on the approved Master Plan Phasing <br />Schedule for Phase I (2003-2006). However, in Planning Case #04-01 (moved Addition J from <br />Phase 2 to Phase I) a condition of approval was that Guidant would perform the traffic study <br />originally scheduled for the end of Phase I as part of the approval process for Building K. <br /> <br />Plan Review <br /> <br />Following is staffs analysis of the proposal relative to applicable requirements, <br /> <br />1. Zoning - Meets Requirement <br /> <br />The Guidant campus is located in an I-I: Limited Industrial Zoning District and has a Master <br />Plan PUD Overlay which is the governing document for the campus, A surface parking lot is <br />an approved use in both the I-I: Limited Industrial District, however, this specific parking lot <br />modification is not shown on the Master Plan PUD. <br /> <br />2. Landscape Lot Area - Meets requirement <br /> <br />The proposed parking lot modifications would add 17,000 square feet of green space to the <br />Guidant Campus (relative to the approved Master Plan PUD). Because the green space <br />would be added to the area just west of Lexington Avenue, the additional green space may be <br />noticed by all and not solely by Guidant employees. <br /> <br /> <br />The applicant has proposed 173 inches caliper of trees for the area around the expanded <br />south parking lot and 161 inches caliper of trees for the area where the east parking lot was <br /> <br />\\Earth\Planning\Planning Cases\2004\04-17 Guidant PUD Amendment Parking Lot Modifications (PENDING)\07-07-04 PC Report Guidant <br />PUD Amendment for Parking Lot Modifications.doc <br /> <br />Page 3 of6 <br />
