However the minimum size . <br />requirements would still apply. The minimum size of planted trees is 3" caliper for overstory <br />deciduous trees, 2" caliper for ornamental trees, and an 8 foot height for coniferous trees. It <br />appears that some of the landscape materials proposed are smaller than the City <br />requirements. Landscaping plans should be modified to meet the minim tree size <br />requirements, <br /> <br />3. Aesthetics - Meets requirement <br /> <br />The addition of green space to the area west of Lexington Avenue should improve the view 0 <br />the property from Lexington Avenue. This benefits both the applicant; which establishes a <br />better look for the future "front door" for their campus, and the City as there would be <br />increased green space adjacent to a City trail and may positively impact the image of the City <br />of Arden Hills to the average passerby. <br /> <br />4. Parking - Meets requirement <br /> <br />Parking setbacks for the south parking lot will continue to meet the Zoning Ordinance <br />requirements. The relocation of parking spaces from the east parking lot to an expanded area <br />on the south parking lot will yield an increase of only 70 parking spaces. Many of these <br />parking spaces may be filled by cars which are currently parking along Guidant Drive South . <br />and the former F ernwood Avenue. <br /> <br />The expanded area of the south parking lot would meet parking setback requirements since it <br />will be located 30 feet from the south property line, where 5 feet would be required. <br /> <br />5. Traffic, Access, and Circulation - Meets requirement <br /> <br />The south parking lot is located along Guidant Drive South and the former Femwood <br />Avenue. These streets serve the current south parking lot and would provide adequate access <br />for the expanded south parking lot as well. <br /> <br />The number of net parking spaces added through the expansion of the south parking lot is 70 <br />stalls, In relative terms, that is just under what the Building N parking lot would <br />accommodate, Since there are currently cars parallel parking along Guidant Drive South and <br />parking in space on the former Femwood Avenue, the south parking area would likely <br />accommodate some of the cars parked in those areas. <br /> <br />The City Engineer has indicated that the parking lot modifications should not negatively <br />impact the current traffic flows from the site. <br /> <br />\\Earth\Planning\Planning Cases\2Q04\04-17 Guidant PUD Amendment Parking Lot Modifications (PENDING)\07-07-04 PC Report Guidant . <br />PUD Amendment for Parking Lot Modifications.doc <br /> <br />Page 4 of6 <br />
