.

.

.

~
~HILLS

MEMORANDUM

DATE:

PC Agenda Item 4.A

July 7, 2004

TO: Planning Commission

FROM: Peter Hellegers, City Planner

SUBJECT: PC #04-12
Mark Arend
Variance
1301 Cannon Ave.

Request

The applicant has requested a 24-foot variance to the side yard comer setback standards
to allow for the construction of an addition and a new garage.

Uvdate

At their June 2nd meeting the Planning Commission tabled Planning Case #04-12 for
additional information. In particular, the Planning Commission directed staff to review
the setbacks for Options Band C, an also directed staff to provide the Planning
Commission with information on three other properties which built beyond their building
envelope.

Options B & C

The applicant's original proposal (referred to as "Proposed" or "Option A" in the plans)
was for a 24-foot variance from the Side Yard Comer setback standard to allow the
construction of an addition and new garage. Option B offers the same uses with a
different configuration than Option A. Assuming the same building dimensions as
originally proposed, Option B would require a 2-foot variance for the northeast comer of
the garage. Ifthe applicant reduced the garage to a size of 24 feet by 24 feet, Option B
would not require a variance. Option C also offers the same uses as Option A but in a
slightly different configuration than either Options A or B. Once again assuming the
same building dimensions as originally proposed, Option C would require a 20-foot
variance for the construction of the garage.

\\Earth\Planning\Planning Cases\2004\04-12 Arend Variance (PENDING)\07-07-04 PC Report Arend Variance.doc

Page 1 of3
