The property values of our neighbors 'WOuld <br />likely be drawn upward. Therefore city property tax revenues will increase. <br />Aesthetics: This plan is the most aesthetically pleasing for our neighbors, particularly those to the west. <br /> <br />Details of our DroDosed Dlan <br /> <br />Again, please refer to the drawings of the existing plan and Option A, pp.11-12, and the property sUlVey, <br />shown on page 18. <br /> <br />Garage: We propose to add a 38'x26' three stall garage on the east side of the house, with all stalls facing the <br />side street of Dunlap. The third stall will be stepped back. Based on the survey, the house is now 45.5 feet off of <br />the east property line, and our new garage would be 16 feet from the line at its closest point, which 'WOuld easily <br />satisfy the 10/25 side setback of an interior lot. The garage encroaches 24 feet into the current 40 foot side <br />setback of a comer lot This means that we are seeking a variance of 24 feet. <br /> <br />Family Room: Our plan is to tum the existing garage into family room. Neither the footprint or the roof of this <br />space would change. The exterior would change to include windows on three sides to draw the beautiful outside <br />views into the house, something which is completely lacking now. (A variance is not needed for this space.) <br /> <br />Mud/Laundry Room: There is an existing concrete patio, with full basement (yes, a fallout shelter!) below. It is <br />a natural to fill in this area with a main floor laundry and mud room, another staple of tOOay's new homes, There <br />is no transition space presently; you walk right into the kitchen from the garage. This is a pretty serious <br />shortcoming for a family of seven, exploding into the house as we do. A main floor laundry is what will enable <br />Julie to keep up with the laundry needs of seven, while preventing banishment to the basement and many trips <br />down and back up the steps. This room is within the existing footprint of the house. (A variance is not needed for <br />this space,) <br /> <br />What we hODe to accomDlish <br /> <br />Option A accomplishes several things that the other options do not <br />1. Option A is aesthetically pleasing. Please see the top photo on page 19 of the existing home, and <br />compare that to the artist's rendering of the property with the new side garage, on page 10. The end <br />result will be a pleasing two story structure with a side garage that is consistent in character and scale <br />with the existing house. An approach from the southwest will show a home more consistent with the <br />traditional character of a two-story colonial. <br />2. Putting the garage on the side of the house achieves a look consistent with the rest of the <br />neighborhood: an open, public front yard and a more private rear yard.
