With the other options we pave a fair chunk of the backyard, reducing the usable private space for our <br />family. We do not want a parking /ot for a backyard. A larger backyard is consistent with every other <br />home in the area. <br />4. Option A prevents us from being more cut off from the back yard of our neighbor to the west, compared <br />to Option B. It also gives them a better view, not cutting off any more of their views to the woods with a <br />long wall of house. <br />5. The only room that looks out on to the large woods north of us is now the garage, so it makes sense to <br />give a high-use family room the nicest views. How can you live by such nice woods and never see them <br />from the house? <br /> <br />Effects on our neiohbors <br /> <br />. <br /> <br />Initial contacts with our neighbors have been positive. Our five closest neighbors, either abutting or across the <br />street from our property, all have no problems with our adding a new garage. (They are labeled A, B, P, Q, <br />and R on the map on page 14.) We know this because either we or the Browns have specifically ask8d them <br />about it. Since we haven't moved into the house as this is being written, we haven't fOllTIally met them all, but <br />by the time of the Planning Commission and City Council meetings in June, we anticipate having all their <br />() signatures on a petition for approval. . <br /> <br />If you look again at the map on page 14, you will see that the visual effect of our proposed plan on the <br />surrounding properties is minimal. Our only next-door neighbor are on the opposite side of the home from the <br />new garage, and they would not be able to see it at all from their house. <br /> <br />The other closest neighbors are all across the street from us. The closest of them, marked "A" on the map, has <br />their garage about 115 feet away, and the view of our new garage from their house is blocked by woods, All <br />other neighbors who have a view of the new garage are between 150 and 230 feet away, so an aesthetically <br />done new garage will not negatively affect any views they have. <br /> <br />Other options for improvino the property <br /> <br />We have looked carefully at two other possibilities for improving our property. Here are our analyses of them, <br /> <br />Option B, on page 16, would incorporate a garage built mostly within the present building envelope, although a <br />variance of 7 feet would still be needed. The drawbacks, and these are significant, are these: <br />1. It would create a long building that would be pretty ugly. <br />2. It would put the garage in the prime spot for nice views of the woods. <br />3. It would cut us off from our neighbor to the west. <br /> <br />6 <br /> <br />. <br />
