/ ')
!
'. -

d. To maintain density limitations
e. To take advantage of municipal utilities
L To preserve open space
We also believe the proposal is in accordance with the 13 points of the general zoning "Purpose and

Intent" (Section 1.B of the Zoning Ordinance). Several to mention are:

4. "To provide adequate light, air, privacy and safety" - We have mentioned above how

Option A would improve both safety and privacy for our family.

6. "To promote the proper use of structures" - Our proposal improves our use of the

structure as a family dwelling.

11. "To limit congestion in the public streets ... and provide for off-street parking..." - A

larger garage will enable us to park 3 household vehicles off-street and out of sight.

.

3, "Can the property be put to reasonable use without the variance?"

We believe the answer in our case is no, not by our family of our seven.

()

We want to live in Arden Hills. We are moving to this location because we feel so strongly that this
house is what we have been looking for. In today's housing market, you need to make a decision fast,
and we did. We saw that the house needed some modifications, but felt we could find a way to do
these. There are not many properties in Arden Hills with the potential that this house has, unless you are
able to spend more than $45DK.

.

We believe that living in close is very important for our family life - to prevent spending hours of our
day in the car. We have seen many newer homes with wonderful characteristics, but the only way to get
those is to move to Uno Lakes or Hugo where there are new developments. And believe, me, we've
done a lot of driving in Hugo, Uno, and the other northeastern suburbs over the last four years, so we
have an excellent idea of what's out there. Our decision to buy this home did not come lightly.

Our large family has different needs than a smaller family, and this home has the potential to serve our
family well. A new home built of this size and quality today in this neighborhood would have a main floor
family room, main floor laundry, mud room and a three-car garage. This house presently lacks these
important qualities, so it is reasonable to seek improvements toward this end. Any improvement which
sufficiently addresses these needs requires a variance,

If this lot did not have the hardship of the small building envelope, the question of reasonable use would
not be an issue,

4. 'Is the hardship created by the owner?"

.

No. The hardship is due to the technical designation as a comer lot, while it functions as an interior lot.

s
