(.

~

""-.j

I.

5. "Will it alter the essential character of the neighborhood?"

No, it will not. Not only will granting the variance maintain the essential character of the neighborhood,
but it will actually improve the neighborhood in a number of ways. It will improve both our home's
value and adjacent property values. Our proposal creates a traditional front/rear yard situation,
consistent with the rest of the neighborhood, Our initial contacts with our new neighbors are positive,
. and the present owners, the Browns, are well-liked by their neighbors. The home will be improved to a
size and quality consistent with this Arden Hills family neighborhood. The granting of this variance will
assure that a very desirable property owner - our family - stays in the area. All the neighborhoods of
Arden Hills benefit from the influx of young, growing families willing to invest time and money into
capital improvements.

In summalV...

We are very serious about our proposal. We have invested the time to research the information presented here,
We have invested over $1200 in the application fee, survey and copy costs. Let the effort we have put forth
in this proposal be evidence of the energy that we put into raising our family, and the enthusiasm with
which we will improve our home and city.

We sincerely hope that our variance will be granted, but if it is not, we will rest in the knowledge that we have
given it our best shot, We understand that the Planning Commission and Council must be concemed with
adhering to the letter of the law in most cases, but we also understand that you are working for us to better our
community and the lives of each individual family in it_

If anyone reading this wants more information, please call Mark or Julie at 651-773-9688. We would welcome
the opportunity to answer any questions, or show you the property. Or you are free to drive by it, or even knock
on the door, as the Browns are very accommodating people. They will be there until May 22,

Consent of present owner

Since we are applying for this variance before the actual closing of the sale to us, we have enclosed a signed
letter from the Browns consenting to our application for a variance. See page 20.

9
