<br />. <br /> <br />. <br /> <br />. <br /> <br />Overview <br /> <br />The applicant has requested a Special Use Permit to allow the installation of a 3.1 meter satellite <br />dish antenna on the roof of the Guidant Training Center (Building L on the Master Plan), <br />Section 6, I of the Arden Hills Zoning Ordinance states that all dish antennas over thirty inches <br />(30") in diameter, six (6) square feet in area, or six (6) feet in height are allowed only as special <br />accessory uses (are allowed only on property containing a principal use to which the antennae is <br />accessory), and only after a special use permit has been approved by the City Council. <br /> <br />Plan Review <br /> <br />Following is staffs analysis of the proposal relative to applicable requirements. <br /> <br />1. Aesthetics - Meets requirement <br /> <br />The installation of the satellite antennae will not have any aesthetic impact on surrounding <br />properties and the aesthetic impact to Building L and the Guidant campus is very minimal. <br />Page G002 from the plans provided by the applicant show that the only items within 600 feet <br />of the proposed satellite antennae location are Guidant buildings and parking lots. <br />Furthermore, the picture provided by the applicant shows Building L with the satellite <br />antennae on the roof and demonstrates that the aesthetic impact is extremely minor. <br /> <br />2. <br /> <br />Special Regulations for Antennas, Satellite Antennas and Towers - Meets requirements <br /> <br />Following are some of the applicable requirements for satellite antennas found in <br />Section 6, I of the Zoning Ordinance: <br /> <br />Height - Roof mounted antennas may not extend more than twelve (12) feet above the <br />roof. Antennas shall be mounted as close to the roof as possible. <br />- Antennas shall not exceed a height of75 feet. <br />- Antennas shall not exceed a height equal to the distance from the base of the <br />tower to the nearest overhead electrical power line. <br /> <br />Location <br /> <br />Antennas shall be located on sites or buildings which are the least obtrusive to <br />nearby properties and public streets <br />Antennas shall not be allowed nearer the lot line than the principal building on <br />the lot. <br />Antennas shall not be located nearer the lot lines than the minimum side or <br />rear yard setbacks for accessory uses. <br />Antennas shall not be located nearer to an adjoining property's buildable area <br />than to the principal building on the site which the antenna or tower will be <br />placed. <br /> <br />\\Earth\Planning\Planning Cases\2004\04-13 Guidant through NCS.
