<br />Site Plan Review <br /> <br />. <br /> <br />The applicant is proposing a 90,000 square foot addition to the north side of Building E to be <br />included in the current phase, Phase I (2003-2006), of construction. The addition, referred to as <br />Addition "J" in the Master Plan, was originally contemplated as an 80,000 square foot facility to <br />be built in Phase 2. <br /> <br />The following analysis highlights some of the changes proposed in the current (third) PUD <br />Amendment and Final PUD application for Addition "r'. <br /> <br />1. Aestbetics - Meets Code Requirement <br /> <br />The walkway has been constructed of half a metal culvert with a wallboard on the opposite <br />side. The interior of the walkway will reportedly be finished to look like a standard hallway. <br />A rendering has been provided for your review. <br /> <br />2. Master Plan and Utility Impacts - Temporary walkway not contemplated <br /> <br />The temporary walkway was not contemplated in the Master Plan. However, were the <br />Master Plan to be altered it would only prove to encourage the temporary walkway's <br />survival. In the future a skyway will connect Building K (phase I: 2003-2006) and Addition <br />J (proposed to be moved to Phase I). Upon such time as these two buildings are constructed . <br />and the skyway is built, the temporary walkway will not be necessary and can be removed. <br />A draft Agreement to Terminate Use document has been drafted by the City Attorney to <br />define the temporary nature of the use and explains wbo would be responsible for removing <br />the walkway if access to the water main under the walkway was necessary. The Agreement <br />establishes a maximum time of five (5) years for which the temporary walkway use may <br />continue. Furthermore, the Agreement addresses the issue of access to the City's water main <br />which runs along the west side of Fernwood A venue. If water main required maintenanee, <br />repair, or replacement; the City would notify Guidant to remove that portion of the walkway <br />as necessary to access the water main. The Agreement has been attached for your review. <br /> <br />3. Traffic <br /> <br />The walkway should have little impaet on vehicular traffic within the site except.
