That an additional traffic study now scheduled for the end of phase one may <br />be done at the City's option as a part of the approval process for Building "K", <br />if requested, before construction. <br /> <br />15. Staff and Guidant will jointly monitor the parking situation and utilize <br />additional spaces that have been indicated as proof of parking if the need <br />arose. <br /> <br />The motion carried unanimously (7-0). <br /> <br />B. PLANNING CASE 04-03: MSIICOUNTRY INSURANCE, 2 PINE TREE DRIVE; <br />SIGN STANDARD ADJUSTMENT <br /> <br />Mr. Hellegers stated applieant was requesting a Sign Standard Adjustment from the <br />Signage Ordinance criteria for a wall sign. He noted the property is located in the B-2: <br />General Business Zoning District and is bordered on the north and east sides by <br />commercial property. He indicated the proposed sign would be located over the front <br />door of the large office building. Due to the property's location off of Pine Tree Drive, <br />and not one of the City's major streets, the property is considered to be in Sign District 7. <br /> <br />Mr. Hellegers stated the "MSI" sign, which was recently removed from the front door <br />was approximately 280 square feet. The proposed signage would include a 163 square <br />feet for baeklit sign which reads "Country" in white letters on a green oval background <br />and green text underneath which would read "Insurance and Financial Services". In <br />addition, there would be 15 square feet for white letters that would read "MSI <br />CORPORATE OFFICES" and these letters would be located on the wall just east of the <br />front door to the building. He indicated if the property did have frontage on one of the <br />major roads in the City, it would be permitted to have wall signage of approximately 80 <br />square feet with external, internal, or backlit lighting. <br /> <br />Mr. Hellegers stated due to the location of the property, and since the proposed sign was <br />much smaller than the "MSI" sign, which was recently removed, staff had made the <br />following findings: <br /> <br />I. There are site conditions, which require a sign adjustment to allow the <br />sign to be reasonably visible from a street immediately adjacent to the site. <br /> <br />2. The sign adjustment will not result in a sign that is inconsistent with the <br />purpose of the zoning district in which the property is located. <br /> <br />Mr. HeIlegers indicated staff recommended approval of the Sign Standard Adjustment <br />based on the above findings and subject to the condition as noted in staffs February 4, <br />2004 report. <br /> <br />Commissioner Modesette asked if the sign standard would be met if there was a <br />monument sign with the sign they were requesting tonight. Mr. HeIlegers replied there <br />were two pylon signs that were multi-tenant and those were signs were pre-existing, so <br />those signs would be updated. He noted the wall sign though had to be removed beeause <br />they could not change the text and the proposal was to replace that sign. <br />
