<br />ARDEN HILLS PLANNING COMMISSION - FEBRUARY 4, 2004 <br /> <br />5 <br /> <br />conditions as outlined in staffs February 4, 2004 report and adding Conditions 14 and <br />15: <br /> <br />. <br /> <br />I. The Applicant shall continue to abide by the conditions of approval as stated <br />in the approved Master Plan PUD. <br /> <br />2. The Phasing Schedule shall be amended to reflect the 90,000 square foot <br />Addition '']'' in Phase One (2003-2006). <br /> <br />3. The applicant shall permanently maintain the 60-foot clearance around the <br />entire building. <br /> <br />4. Building Permit Plans shall be submitted to the Building Official a minimum <br />of two (2) weeks before the planned start of construction. <br /> <br />5. No construction shall begin before plans are approved by the City of Arden <br />Hills' Building Official. <br /> <br />6. Guidant shall locate a fire hydrant on the North and West sides of the <br />building. <br /> <br />7. The applicant shall verify if the addition will have its own sprinkler system or <br />if the system will be added on from Building E. <br /> <br />. <br /> <br />8. The applicant shall verify the location of the F.D.C. <br /> <br />9. The F.D.C. shall be located within 150 feet ofa fire hydrant. <br /> <br />10. Guidant should develop a system of identifying individual buildings (this <br />would allow visitors, and more importantly firefighters, to quickly identify the <br />location of the buildings. One suggestion would be to place the text "Building <br />J" over the entry points to the building [especially the Fire Department <br />entrance]. Currently, most calls would result in the fire department dispatched <br />to go to 4100 Hamline and not a particular building) and shall provide a map <br />of this campus system to the Lake Johanna Fire Department, Ramsey County <br />Sheriffs Department, and the City of Arden Hills. <br /> <br />II. The applicant shall submit a landscape performance bond or other surety for <br />125% of the cost of materials and installation valid one full year from the date <br />of installation prior to the issuance of a building permit. <br /> <br />12. The applicant shall submit a revised landscape plan and planting schedule to <br />comply with City Landscape standards, which shall require approval of the <br />City Planner prior to the issuance of building permits. <br /> <br />13. The applicant shall obtain all necessary permits from the Rice Creek . <br />Watershed District, MPCA, and other governmental entities. <br />
