<br />. <br /> <br />. <br /> <br />. <br /> <br />) <br /> <br />Overview <br /> <br />The applicant is proposing a 7,368 square foot one-story office / medical building for the <br />northwest corner of County Road D and Cleveland Avenue at 3130 Cleveland Avenue North, <br />Currently, there is one tenant projected to occupy the entire building. However, the applicant has <br />proposed that the building could be divided in half to house two tenants if the need should arise. <br />The tenant projected to occupy the space for the first ten years is St. Paul Radiology. The <br />tenant's business is performing MRI's and X-rays for patients on a scheduled appointment basis, <br />A clinic is the closest usc listed in the Neighborhood Business District to St. Paul Radiology's <br />operation. Currently, the Neighborhood Business District docs not allow clinics larger than <br />3,000 square feet. <br /> <br />The footprint of the proposcd building is slightly larger than the footprint of the building which <br />was approved in Planning Case (PC) #02-20, Howcver, since this is a one-story building the <br />total size of the building is almost 3,000 square feet smallcr. The general layout of the site plan <br />is similar to the site plan approved in PC #02-20, however, thc building has been pushed slightly <br />further south and wcst to better prcserve buffer areas between the building and the surrounding <br />residential properties, Thc parking layout and building materials are also similar to what was <br />approved in PC #02-20. The proposed parking lot is slightly smaller than the parking lot in PC <br />#02-20 due to the building footprint being slightly larger and the increased buffer areas. <br /> <br />A Neighborhood Meeting was hosted by MSP Commercial and held at thc Arden Hills City Hall <br />Chambcrs on 6:00p.m., Thursday, February 26, 2004. Notice for the meeting was sent to <br />propcrty owners within 350 feet of the subject property. Approximately 5 residents, City staff, <br />and the applicant were in attendance. The applicant informed the group of the proposed plans <br />for the site and answered resident questions. <br /> <br />The following provides an evaluation of site plan and related requiremcnts bascd on the attached <br />plan set: <br /> <br />Master and Final Plan PUD ! Site Plan Review <br /> <br />I. Lot Area, Size and Setbacks -All Code Requirements Met <br /> <br />As the site data in the overview section indicates, the property is ,76 acrcs, or approximately <br />33,000 square feet.
