Sign age - Does Not Meet Requirement <br /> <br />Thc sign ordinance allows for 60 square feet of freestanding signage. Additionally, the sign <br />ordinance only allows for one freestanding sign per property. The proposed site plan <br />contemplates two 30.02 square foot monument signs adjacent to each of the accesscs. Since <br />the property has access to two public streets, the request seems reasonable. The signs should <br />be located to maintain a clear vision triangle. Elevations of thc proposed monument signs are <br />included in the plan set. <br /> <br />. <br /> <br />7. Aesthetics - Does Not Meet Requirement <br /> <br />A colorcd building elevation is provided in the plan sel for your review. The neighborhood <br />business district requires the following with regard to building exteriors: <br /> <br />· Accomplishing the stated purpose of the NB District requires particular concern for <br />the design of buildings, site features (such as landscaping, lighting, and signage) and <br />site design. The arrangement, geometry, massing, materials and colors shall be <br />responsive to existing buildings, site features and site dcsign on adjoining sites in the <br />district. <br />. Sloped Roofs shall be utilized on all principal and accessory structures, Roofing <br />materials and design shall be consistent with those found in the adjacent residential <br />neighborhoods. <br />.
