<br />. <br /> <br />. <br /> <br />. <br /> <br />. <br /> <br />ARDEN HILLS PLANNING COMMISSION - MARCH 3, 2004 <br /> <br />5 <br /> <br />the neighbor's concerns and they appreciated them listening to the neighbors and having <br />a well thought out development. <br /> <br />Kimberly Luger, 2026 Glen Paul, stated she was in favor of this because the screening <br />had been improved and this was now no longer a two-story building. <br /> <br />Chair Sand closed the public hearing at 7:50 p.m. <br /> <br />Commissioner Larson expressed concern about the drainage ditch on the north edge of <br />the property. Mr. Hellegers stated he would have the City Engineer look at <br />Commissioner Larson's concerns further. He did note there was condition number 9, <br />which he believed addressed Commissioner Larson's concerns. <br /> <br />Commissioner Larson stated he was comfortable with condition number 9 and he <br />believed this did address his concerns. <br /> <br />Commissioner Bezdicek asked if there would be a City monument sign on this corner. <br />Mr. Hellegers replied that was the intent in the future. <br /> <br />Chair Sand strongly urged the City to put City monument signs in the budget. He stated <br />it was important to have signs welcoming people to the City. <br /> <br />Commissioner Zimmerman moved, seconded by Commissioner Larson to approve <br />Planning Case No. 04-06: MSP Commercial; 3130 Cleveland Avenue; Master and Final <br />Planned Unit Development (PUD), subject to the conditions as noted in staffs Mareh 3, <br />2004, report and adding Condition 14 that the parking lot lighting be revised and <br />submitted to the City Planner prior to issuance of a building permit. <br /> <br />The motion carried unanimously (6-0), <br /> <br />PLANNING CASE 04-02: BETHEL COLLEGE; 3900 BETHEL DRIVE; SPECIAL USE <br />PERMIT (SUP) MASTER PLAN AMENDMENT; NEW SOPHOMORE DORM <br /> <br />Chair Sand opened the public hearing at 8:02 p.m. <br /> <br />Mr. Hellegers stated applicants were requesting approval of an amendment to their <br />Special Use Permit (SUP) Master Plan and a Site Plan review to allow for the <br />construction of a new 4-story dormitory on the northeast portion of the campus, Staff <br />reviewed the proposal and recommended approval based on the following conditions: <br /> <br />1. The applicant shall continue to abide by the conditions of approval as stated in the <br />approved Special Use Permit (SUP) and Master Plan and the subsequent SUP <br />Amendments. <br />2. The applicant shall permanently maintain the 60-foot clearance around the entire <br />building. <br />3, Building Permit Plans shall be submitted to the Building Official a minimum of two <br />(2) weeks before the planned start of construction, <br />4. No construction shall begin before plans are approved by the City of Arden Hills <br />Building Official. <br />
