., ) .. ) e' , - " ) ) CITY OF ARDEN HILLS MEMORANDUM DATE: January 5, 2000 Planning Commission / / Nancy Randall, Ass~(~er TO: FROM: SUBJECT: Planning Case 00-1, Special Use Permit Amendment (Master Plan Update and Site Plan Review, Bethel College, 3900 Bethel Drive Request The applicant requests approval of an amendment to their Special Use Permit (SUP) for Bethel College by updating the Master PIal! and Site Plan Approval for an athletic complex (Exhibit A). 8acke:round Bethel College is currently operating on a Special Use Permit (SUP) which was issued in March of 1978 in Planning Case 78-05 (Exhibit B). In September of 1980 the Master Plan was amended to allow for site plan approval of those requests which were in conformance with the Master Plan. The Staff would conclude that the continuance of the site plan approval process for requests in conformance with the approved Master Plan is desirable. The original Master Plan (Exhibit C 112) and proposed Master Plan are attached for your information (Exhibit C 2/2). The intention of the Master Plan is to establish thc long range vision for the campus including a physical plan and also specific land use controls (ie., lot coverage, parking requirements, ect.,). The Master Plan for Bethel College has not been comprehensively reviewed since its adoption in 1978. However, there have been a series of "minor amendments" to the Master Plan since 1978 to facilitate development on the site. The City has reviewed numerous requests regarding this facility.
