<br /><"1 <br />} <br /> <br />Overview <br /> <br />. Currently, Bethel College operates under a Special Use Permit Master Plan. As the College <br />comes forward with plans they are reviewed against Ihe Master Plan for consistency. Building <br />plans that are consistent wilh the Master Plan require only a Site Plan Review. As this temporary <br />modular building was not contemplated on the Master Plan, the case is being reviewed as a <br />Special Use Permit Master Plan Amendment. <br /> <br />Special Use Permit Master Plan Amendment and Site Plan Review <br /> <br />1. Building Area I Floor Area Ratio - Meets Requirement <br /> <br />The floor area ratio requirement for the B-1 Limited Business Districl is 0.7. Previous <br />cases do not seem to indicate the Floor Area Ratio for the campus. The additional 4,200 <br />square feet on a property as large as the Belhel campus would not even affect the Floor <br />Area Ratio by as much as 1%. Based on this data staff believes thai the change in Floor <br />Area Ratio would not be in conflict with 1he Special Use Permil and any previous <br />approvals. <br /> <br /> <br />. 2. Building Setbacks - Meets Requirement <br /> <br />The B-1 Zoning District standards call for all principal structures to be setback 50 feet <br />from the front property line, 20 feet from the rear property line, and a minimum of20 feet <br />from Ihe closest side property line. The temporary modular building would not have <br />difficulty meeting any of those selback requirements. Building and Fire Code <br />requirements would necessitate that the temporary modular classroom building to be a <br />minimum of six (6) feet from the closest building (the Robertson Center). <br /> <br />3, Landscape Lot Area -Meets Requirement for Landscape Area; Does Not Meet Requirement <br />for Landscaping Requirements. <br /> <br />The landscape area requirement for the B- I district states that a minimum of 25% of the <br />property should be kept as landscape area. Belhel College's current Landscape Lol Area <br />has been caJculaled at approximately 123.94 acres or approximately 77% percent of the <br />total campus as landscape area. In condilion #7 of Special Use Permit 78-5, Bethel <br />college was limited to a minimum amounl of landscape lot area (by indicating a <br />maximum of 25% impelVious area) for lhe campus as 75%. The temporary modular <br />classroom building would represent a loss of.
