<br />. <br /> <br />. <br /> <br />. <br /> <br />ARDEN HILLS PLANNING COMMISSION - JUNE 2, 2004 <br /> <br />6 <br /> <br />Commissioner Zimmerman stated this could impact the marketability of the property and <br />he believed those boxes belonged on the other side of Highway 96 by the Joint <br />Maintenance Facility. <br /> <br />Commissioner Ricke asked if there was any financial incentive to the City to have this <br />easement. Mr. Hellegers replied there could be a financial incentive to the City, but it <br />would not be a significant amount. <br /> <br />Robert Wegner, Ulteig Engineers, me" stated this was to upgrade the telephone service in. <br />the area. He noted the manhole run was on the south side of the road and they preferred <br />to have the cabinets located near the manhole. He indicated their main concern was to <br />find a safe location, He stated the cabinets were expensive and their goal was to get them <br />as far away from the street as possible. <br /> <br />Chair Sand asked if the boxes emitted any noise. Mr. Wegner replied they did not emit <br />any nOIse, <br /> <br />Commissioner Ricke asked where the truck access would be. Mr. Wegner replied he <br />hoped they would be able to park nearby and walk to the site. <br /> <br />Commissioner Ricke asked what the access problem would be on the north side, Mr. <br />Wegner replied he did not have this information and he was told to look at obtaining an <br />easement at this location, <br /> <br />Commissioner Zimmerman stated he believed these boxes should be located on the north <br />side of Highway 96 because that was the area they were servicing. <br /> <br />Commissioner Ricke asked what kind of interest did they have in developing that <br />property. She believed boxes located at this location would impact any potential future <br />development. <br /> <br />Mr. Clark stated staff was planning on discussing with the City Council at their July <br />worksession meeting certain properties for redevelopment, including this property, to <br />gain a better handle as to Council's priorities. <br /> <br />Chair Sand stated he believed the County should be contacted regarding an easement on <br />the north side of the property. <br /> <br />Commissioner Modesette indicated if this easement were approved, she wanted the <br />minimum easement. <br /> <br />Commissioner Larson expressed concern that the maintenance trucks would use the <br />bituminous trail to gain access to the site. <br /> <br />REPORTS <br /> <br />A, <br /> <br />Planning Commissioners <br /> <br />Commissioner Larson stated he had taken the bus tour with the military last month and it <br />was an interesting tour. <br />
