<br />~ <br />~~HILLS <br /> <br />MEMORANDUM <br /> <br />. <br /> <br />DATE: <br /> <br />March 29, 2004 <br /> <br />Agenda Item 6.C <br /> <br />TO: Mayor and City Council <br /> <br />FROM: Peter Hellegcrs, City Planner <br /> <br />SUBJECT: Case #04-02 <br />Bethel College <br />Special Use Permit (SUP) Master Plan Amendment / Sitc Plan Review <br />- New Sophomore Dormitory <br />3900 Bethel Drive <br /> <br />Requested Action <br /> <br />The applicant is requesting approval of an amendment to their Special Use Permit (SUP) Master <br />Plan, a Site Plan review, and height variances of 8-17 feet to allow for the eonstruelion of a new . <br />4-story dormitory on the northeast portion of the campus. <br /> <br />Update <br /> <br />Subsequent to the March 3rd Planning Commission meeting, the applicant submitted a revised <br />planting schedule which included additional caliper inches of trees. The 10tal caliper inches on <br />the revised planting schedule include some of the plant malerials cun-ently on site. This is <br />consistent with the requirements for Landscape Plans as stated in Appendix A (Landscape Plan, <br />B, 7) of the Zoning Ordinance as shown below: <br />Plant materials existing on a site at the time of development or expansion of structures, <br />may be used as a credit against the requirements of these landscape regulations; the city <br />Council shall determine the extent of the credit allowed, based on an evaluation of <br />species, size, location, quality of existing plant materials and the consistency with the <br />intent of these regulations. <br />While the total caliper inches have increased to meet the City's overall caliper inch standards, the <br />minimum percentages of trees in various size ranges do not meet the City's standards.
