The <br />applicant has stated that the storage tank would meet Guidant's current need plus leave room <br />for approximately 12% extra. This extra room should sustain Guidant's nitrogen need for the <br />near future. If additional tanks were necessary in the future staff would recommend keeping <br />the height at 50 feet or less instead of adding a taller tank. <br /> <br />It appears that sightlines to the nitrogen storage tank should be partially or completely <br />obscured in most locations, Some ofthe locations are obscured behind the penthouses of <br />Buildings A, B, and C. Other locations are not obscured by the penthouses but do have <br />wooded areas which should provide some screening, mostly seasonal. In addition, the <br />nitrogen storage tank would be more than 700 feet from any residence. Due to the distance <br />and screening, most properties would not have a clear view ofthe proposed nitrogen storage <br />tank. However, the top 8-20 feet may be partially visible from some locations, <br /> <br />The buildings along the west side of the Guidant Campus are: Building A - 43 feet main <br />roof{l023 Above Sea Level), 57 feet penthouse (1037 ASL); Building B - 28feet main <br />roof (1 008 ASL), 42feet penthouse (1022 ASL); Building C - 28feet main roof{1008 <br />ASL), 42 feet penthouse (1022 ASL). <br /> <br />3. Noise - Meets requirement <br /> <br />Guidant Corporation had a noise test performed to determine the noise level produced by the <br />nitrogen generator in comparison to the noise at three points to the North (location A), West <br />(location B), and South (location C) of the Guidant Campus. The noise test concluded that <br />noise levels produced by the proposed system should not exceed 46 dba. In comparison the <br />noise levels at locations A, B, and C would not be less than 56 dba (tested at 4:30 AM) when <br />the area should be at its quietest levels, Based on the conclusions of this test staff is <br />comfortable that the nitrogen generator should not have any noise impact on the surrounding <br />residential area, <br /> <br />4. Parking - Meets requirement <br /> <br />Currently the area where the nitrogen generator, vaporizers, and storage tank are proposed is <br />occupied by an impervious surface which houses motorcycle parking and approximately 5 <br />cars wcre also parked there (not designated on Master Plan as parking stalls). It appears that <br />there should continue to be adequate parking through the two surface lots directly north and <br />south of this site and also the newly completed parking structure located to the southwest of <br />this site, <br /> <br />5. Traffic, Access, and Circulation - Meets requirement <br /> <br />The impact on traffic, access, and circulation to the site may be noticed both internally to the <br />campus and to the broader community.
