<br />possibility of the delivery trucks having to interact with passenger vehicles. <br /> <br />The impact on the broader community would be the reduction of truck trips. Currently liquid <br />nitrogen is brought in by truck every day to day and a half. The nitrogen generator would <br />allow Guidant Corporation to produce nitrogen on-site and therefore decreases the need for <br />delivery trucks. The liquid nitrogen tanks and vaporizers would remain and would serve <br />primarily as a backup system for the nitrogen generator, Assuming that the nitrogen <br />generator is not out of service for any stretch, the generator could allow for as few as one <br />truck trip per month for the liquid nitrogen, This potential reduction in several hundred truck <br />trips per year would serve as a benefit to Arden Hills and the regional road system as well. <br /> <br />6. Grading and Utilities - Meets Requirement <br /> <br />The City Engineer has reviewed the plans provided by the applicant and did not believe that <br />the proposed nitrogen generator and storage tank would impact the City of Arden Hills' <br />utilities or infrastructure, <br /> <br />7. Plan Review Comments <br /> <br />A. Building Permit Plans shall be submitted to the Building Official a minimum of two (2) <br />weeks before the planned start of construction, <br />B. No construction shall begin before plans are approved by the City of Arden Hills' <br />Building Official. <br />C. Adequate safety bollards andlor fencing should be used separate the vehicle and <br />pedestrian traffic from the generator, vaporizers, and storage tank (i.e, safety bollards to <br />prevent a vehicle from damaging the vaporizers or storage tank), <br />D, Any company names, logos, or other attention getting devices on the nitrogen generator <br />storage tank shall face the internal portion of the site and/or be located below the main <br />rooflines of buildings Band C, <br /> <br />Staff Recommendation <br /> <br />In Planning Case #04-18 staff recommends approval of the Planned Unit Development Master <br />Plan (Fifth) Amendment and Site Plan Review subject to the following conditions: <br /> <br />I, The applicant shall continue to abide by the conditions of approval as stated in the <br />approved Master Plan PUD except as amended by tbe four subsequent amendments. <br />2. A PUD Amendment form, drafted by the City Attorney, shall amend the PUD and <br />encompass all five amendments to the Master Plan PUD.
