<br />>' <br /> <br />. <br /> <br />. <br /> <br />. <br /> <br />~ <br />. <br />>> <br />~~HILLS <br /> <br />MEMORANDUM <br /> <br />DATE: <br /> <br />AGENDA ITEM: 2F <br /> <br />December 15, 2004 <br /> <br />TO: Mayor and City Council <br />Michelle Wolfe, City Administrator <br /> <br />FROM: Scott Clark, Community Development Director <br /> <br />SUBJECT: Status Report on the Old City Hall and Indykiewicz <br /> <br />The purpose of this memorandum is to provide a status update on the disposition actives at both <br />the Indykiewicz ("Indy") and the old City Hall properties. <br /> <br />"Indv" Property <br />As discussed in a previous administrative update there has been a great deal of confusion in the <br />City's past appraisals relevant to the size ofthe main buildable area (see Indy site map <br />attachment and the area marked "A"), this area's true dimension is 1,9 acres, Holiday <br />Companies is making on offer to purchase the 1,9 parcel plus the area that is under the power <br />line (marked as "B" on the site map), the area under the power line has minimal value (as stated <br />in the City's past appraisals due to site constraints), The concept in this proposal would be for the <br />City to retain the area west of the power line (area "C" on the map), Staff views that there is <br />benefit to the City holding this parcel for potential 35W ramp widening or redesign, Holiday <br />Companies' offer is $750,000, calculating the price on the 1,9 acres only produces a value of <br />$9,06, This appears to be a fair offer as the City's latest appraisal states that the top price is $9,00 <br />per sq,ft, (at 1.9 acres this equals $744,876), The question is whether some additional price value <br />should be picked up for the area under the power line> An offer letter from Holiday Companies is <br />attached along with some pictures of recently built facilities, Staff is looking for direction on <br />how to proceed. <br /> <br />Old City Hall Site <br />Staff has contracted for a number of documents regarding this site, their conclusions are as <br />follows: <br /> <br />I) Wetland Delineation- SEH found only two minor wetlands which should not cause <br />any design or site layout issues (Attachment #I-staffwill have a copy of the report at <br />the meeting as the enclosed photocopy is poor due to the map having a deep blue <br />base), <br />
