The key findings are additional subsurface investigation should be <br />conducted for areas in and around the building including a major fill area on the <br />property. Staff views that additional work is necessary and will contract for the same. <br /> <br />3) Pre-Demolition Building Survey- DPRA did not find any major building issues <br />regarding hazardous waste disposal. All items found were usual and customary. Two <br />walls contain vermiculite and based on State regulations are assumed to carry <br />asbestos materials. The vermiculate, ifkept wet during demolition, can be disposed of <br />at an approved landfill site. (Attachment #3) <br /> <br />4) Appraisal work was conducted by Nagell Appraisa] & Consulting (key findings and <br />comparab]es are shown as Attachment #4). The conclusion of the report was that if <br />the property was used as medium density residential (assumed seven units to the acre) <br />the value of the property would be $],25],000, The commercial value (three out of <br />the five comparab]es were for office condos) was placed at $],472,000, <br /> <br />Attached with this memorandum are site plans that Royal Oaks is contemplating based on <br />an office condominium use that was recently discussed at a Council work session.
