<br />.' <br /> <br />~ <br />~HILLS <br /> <br />MEMORANDUM <br /> <br />. <br /> <br />DATE: December 14, 2004 <br /> <br />TO: Scott Clark, Community Development Director <br />Michelle Wolfe, City administrator <br /> <br />FROM: Dave Scherbel, Building Official <br /> <br />SUBJECT: City Hall through wall flashing repair <br /> <br />Update <br />The City Council authorized staff two hire a professional testing company, (Architectural <br />Testing) too do water leak testing to determine the cause of the continual leaking in the lobby <br />ceiling and council conference room. Architectural Testing has determined that the cause of the <br />continual water infiltration was due to improper through wall flashing installation and generally, <br />poor workmanship. The flashing was not installed per contract specifications nor industry <br />standards. Since the cause of the water infiltration was so apparent, the contractor on site, <br />Building Restoration, who did the removal of the stone, was hired to do the repairs for the <br />chimney area only. The contractor was able to do the repairs at a reduced amount because the <br />wall already had been removed to do the water leak investigation. The contractor.~ has since <br />completed the repairs, meeting industry standards per details supplied by Architectural Testing, <br />with quality workmanship. <br /> <br />. <br /> <br />Response <br />Due to the results of the report, staff has also obtained two quotes to repair the through wall <br />flashing in areas known to have been improperly installed. The quotes were separated into two <br />parts. The first quote was to redo the through wall flashing above the council conference room, <br />and the second quote was to redo the through wall flashing in selected areas at the base of the <br />wall, just above the grade line. This area has been previously grouted in certain areas to help stop <br />the water infiltration. While the majority of the water infiltration (flooding) has been reduced, the <br />City still experienced some water infiltration this past year. <br />The quotes the City received were from Building Restoration and Kraus Anderson. <br />Building Restoration quoted $10,820.00, and Kraus Anderson quoted $12,040.00 to repair the <br />area above the council conference room. <br />The second quotes to repair the through wall flashing at grade level were $224.34 per lineal foot <br />by Building Restoration and $264.61 per lineal foot by Kraus Anderson. The total price may <br />vary dependent upon the actual footage of through wall flashing needing to be replace. At this <br />time staff anticipates approximately 210 lineal feet to potentially still be leaking. This would <br /> <br />. <br />
