The extremely <br />limited amount of green space except in two spots could be increased if the number of <br />units were to be decrcased to, say, 24 rather than 30. <br /> <br />5) The whole project is immediately adjacent to a residential area, especially the <br />two 5-unit buildings along the south border. The setback there appears to be 20 feet, <br />whereas NB zoning requires "Buffer yards 30 feet in width [to] be provided adjacent to <br />all residential uses outside the neighborhood busincss district," with specific landscape <br />provisions that are not to be included into the minimum landscaping caIcu lation for the <br />project as a whole. Moreover, thc 3-unit building along the west border squer;zes the <br />asphalt trail between its rear wall and the rcar lines ofthc Keith son Drive lots, and would <br />require the removal of the few large trees that remain on the property from its former use. <br /> <br />6) Where parking lot lighting on the Lakevillc proj cct is on poles that appear to be <br />25 feet high, Arden Hills NB zoning requires pedestals not to excced 14 feet high. This is <br />especially important adjacent to residences on the west and south sides. <br /> <br />7) Where the rcquired 30-foot sctback might allow the retention of some existing <br />large trecs along the south border, the initial proposal would apparently require the <br />rcmoval of all natural vegetation, evcn if partially replaced later by nursery stock. How will thc pond be fenced or <br />otherwise protected? <br /> <br />10) We request assurance in writing that 1) only one office would be pemlitted <br />per unit (whereas the walkouts might pennit two via lcase, cvcn if each unit had one <br />owner), and 2) that no subsequent amcndment to provide for any residential use would be <br />requested or honored. <br /> <br />. <br />
