The inverse of <br />the landscape lot area also determines the amount of hard surface area a property may have <br />(i.e. 35% landscape lot area = 65% hard surface area). <br /> <br />. <br /> <br />One ess"ntial point for calculating landscape lot area comes from Zoning Section 6Elc <br />which states: "Areas less than ten (10) feet in width. or isolated and less than five hundred <br />(500) square feet in size, shall not be included in landscape area requirements." Since this is a <br />Neighborhood Business area, the special requirements call for additional landscaping of 3 <br />caliper inches per 40 feet of public street frontage (3 x 26.82 [1072.90/40)) which turns out to <br />be 80.47 caliper inches. The total required caliper inches of trees per these minimum <br />landscaping requirements is 317.97 caliper inches. The applicant has proposed 375.5-433 <br />caliper inches of deciduous and ornamental trees and 132.5 caliper inches of coniferous trees <br />on the site. The result is 508-565.5 total caliper inches of new trees, which meets the <br />requirement per the minimum landscaping requirements. It should be noted that 232.5 to 249 <br />caliper inches of the landscaping is proposed for the area south of the Highway 96 trail in <br />Ramsey County right of way. A condition should be included in the PUD document that the <br />applicant shall require Ramsey County approve for planting in the right of way area. In <br />addition, the condition should also require the applicant to replace this landscaping should it <br />fail or be removed for any reason subject to approval of Ramsey County. <br /> <br />The applicant has also proposed to preserve seven (7) existing trees which would equal 100 <br />caliper inches. The preserved trees are fairly substantial and include: two II inch diameter <br />Pines, one 10 inch dimneter Pine, one 14 inch diameter Basswood, one 16 inch dimneter <br />Basswood, one 18 inch diameter Ash, one 15 inch diameter Ash, and one 5 inch diameter <br />Spruce.
