"- All 30 units could have 30 sf of unlit wall signage. . <br />**The applicant's letter states that they are requesting a sign of 120 square feet which is the total sign mass. The 50 <br />square feet shmvn above is the area of the sign face, which is what this provision regulates. <br />***The plans show PIN mounted letters on a metal panel. The assumption is that these are illuminated channel <br />letters which would be permitted. The sign ordinance does not allow the face of the sign to be backlit in this sign <br />district. <br />#The application is confusing in that it shows the "Typical Address Sign and Light" (sheet A2.2) and also include <br />areas on the walls for "Optional Signage" (on both sheets A2.1 and A2.2). It appears that every unit would have the <br />extemally illuminate "Address Sign and Light" and unit owners could purchase the "Optional Signage." While it <br />appears that a unit owner could have both signs and still meet our sign size criteria (total would be about 21 sf), the <br />total amount of signage on the building could be 126 sf (on the 6 unit building). Staff reconunends a condition in <br />the POO document establishing a comprehensive sign plan for the development (as part of or an addendum to the <br />PUD document) which would place restrictions on the location and design of signage. <br /> <br />7A. Aesthetics/Building Materials - Main building material meets requirement, <br />secondary/trim materials are not included as permitted exterior materials. <br /> <br />The site layout includes four buildings with I and 2-story units slab on grade. The remaining 3 <br />buildings would be I and 2-story walkouts. The overall design of the buildings is supposed to <br />give the impression of a residential townhouse development. Dormers are used above the 1- <br />story units to give the impression of a second floor.
