.

.

.

(....)
\,

C)

The two easternmost buildings would include the walkout units. The building containing units
20-25 would face the west with the exposed walkout basement side to the east. The building
containing units 26-30 would face the south with the exposed walkout side facing Highway 96 to
the north. These buildings contain both I and 2-story walkout units; however the 2-story units
are never the end units. Therefore, when looking from the south or east the view would be of a
I-story walkout unit. The closest 2-story walkout unit to the south property line is unit #22
which is 135 feet (unit to townhouse building) from the closest townhouse to the south. The
closest 2-story walkout unit to the east property line is unit #29 which is 85 feet away from the
day care center building. The closest I-story units to the property lines are setback 30 feet
consistent with the NB district requirements. All of the units would meet the 35-foot height
requirement.

The primary building materials include brick, stucco, and glass. The trim is a composite material
painted "Manchester Tan". The decorative columns are fiberglass painted to match the trim.
The roof is a "Georgetown Grey" asphalt shingle. Aluminum is used for the soffits and gutters
(painted to match the trim), and a small precast concrete band (color Anchor Block: Sahara) is
used for the sill. The building materials are consistent on all four sides of the buildings with the
brick extending to just above the doors and windows, just below the roofline. The gables are
proposed to be stucco.

Stucco, composite, and fiberglass are not listed as permitted exterior materials in the
Neighborhood Business district; however these materials are used as the secondary material or
trim material. The main building material is brick which is a permitted building material.

SA.
