In Jighl of the current economy, mosl corporate executives are very risk <br />adverse. They do uot want 10 spend time or money pursuing a site that has any uncertainty or risk. <br />Thereforc, they frequently reject sites if they pose any risk of zoning problems. <br /> <br />If you approvc tbe PUD cxtension, it puts Ihe site and tbe City of Ardcn HilIs cfforts to sccure a <br />bigh Quality tenant at an enbanccd position in any compctitive marketplace. Some of the other <br />landowners, developers, and City's do not have these advantages and will have to overcome the issues of <br />uncertainty of City approvals, cxcessive lime to achieve approvals, and additional expense Ihat we have <br />proactivelyachieved. Conversely, if Ihe sile does not have the current PUD in place, it will put Interstate <br />Crossing at a substantial competitive disadvantage. <br /> <br />We invested a lot of time and mouey to make the site as marketable as possible 10 the best potential users. <br />At our expense, many of Ihe essential issues have been completed such as wetland delineation, civil <br />engineering, survey, tapas, environmenlal, EA W, and Master PUD. <br /> <br />We appreciate your continued support of our efforts to develop Inlerslate Crossing into the highest and <br />best use, quality campus which will provide substanlial jobs and economic benefils to the City of Arden <br />Hills.
