Backl!TOund A Concept PUD and preliminary plat of the properties in question was reviewed and commented on at the December Planning Conunission meeting. The City Council approved the preliminary plat and provided comments on the Concept PUD. With this feedback in mind, the applicant is now making formal application for a Master PUD. To eventually make the proposed PUD a reality, Chesapeake Companies is continuing discussions with propcrty owners on the potential acquisition of parcels owned by Morris Communications, ATS Steel and Burlington Northern Rail (currently unused rail right- of-way). Although not all ofthe properties are currently secured, the applicant wishes to proceed with a Master PUD so that the site can be marketed for development according to approved standards. The applicant has submitted the following information with this submittal: 1. Letter ofIntent(Exhibit A) 2. Proposed PUD Design Standards (Exhibit B) 3. Environmental Assessment Worksheet (EA W) (Exhibit C) 4. Maximum Development Plan (maximum possible development on the site) (Exhibit D) 5. Landscape Concept Plan (gcnerallandscape plan with medium development on site) (Exhibit E) . PUD Master Plan Procedures & Review The Master PUD application is the first step in the PUD approval process. The applicant has already made application and received comments on a concept PUD that is an optional application.
