<br />The applicant must first obtain Master PUD approval and then make application for Final <br />Plan approval and go through the same process. TIle Zoning Ordinance states that <br />application for the Final Plan and plat must be made no later than six months following <br />Master POO approval. However, Chesapeake Companies has stated that they will not be <br />able to meet this timeframe due to site acquisition time requirements and securing major <br />tenants for the structure(s) before final platting. Staff would recommend waiving this <br />requirement in this case. <br /> <br />Special requirements for the Gateway Business District are outlined in Section 5 (M) of <br />the Zoning Ordinance. The following is a review of those components, according to the <br />submittal infOlmation: <br /> <br />1. Allowable Uses <br />a) Permitted Uses. The uses are acceptable by the Zoning Ordinance with the <br />following additional restrictions: <br />i) All antennas are special accessory uses; <br />ii) Offices are permitted as long as they are not less than 25% or greater than <br />50% of the total floor area; <br />iii) Hotels are permitted with a Special Use Permit. <br />b) Permitted Accessory Uses. All accessory uses identified are acceptable with the <br />following additional restrictions: <br />i) Class II manufacturing is 110t permitted (requires outdoor storage); <br />ii) Day cares are permitted as an accessory use as long as there are less than <br />10 children on the premises; and <br />iii) All antennas are special accessory uses. <br /> <br />2. Development Standards. <br />a) Minimum Project and Lot Size. <br />i) Lot Size. Single use projects must be no less than 10 acres whereas multiple <br />use projects must be no less than 20 acres, with lots no less than 5 acres each. <br />The proposed project area is approximately 14.6 acres in total. The Design <br />Standards mistakenly identifY a minimum lot size of 6,000 square feet. This <br />should be referred to for minimum building size. <br />ii) Building Size. The minimum building size in the G-B District is 20,000 <br />square feet of ground floor area with 100 foot width and 130 foot depth. The <br />Design Standards propose a minimum building size of not less than 6,000 <br />square feet, 50 foot width and 120 foot depth. The applicant has requested a <br />6,000 square foot building size due to the possibility of a smaller free standing <br />structure (ex. a bank) as a potential user within a larger complex. <br /> <br />b) Building & Parking Structure Setbacks. Accessory structures, by Zoning <br />Ordinance, are not pennitted in the front or side/corner yard. The Design <br />Standards refer to parking ramps and decks as accessory structures. Therefore, <br />they are subject to accessory structure standards. The applicant needs to have the <br />flexibility to build parking ramps/decks within the front yard within ten feet of the <br /> <br />2 <br /> <br /> <br />. <br /> <br />. <br />
