<br /> <br />Appendix A also outlines minimum landscaping requirements relating to the <br />square footage of the floors of a building and the building height. The maximum <br />buildout plan identifies 499,900 square feet ofbuilding area. The area (499,900), <br />divided by 320, requires 1562 minimum total caliper inches for this plan. <br />Appendix A also outlines required percentages of trees at various caliper inches <br />according to the building height. For buildings over 5 stories in height, 30% must <br />be 2.0" to 3.0", 50% must be 3.5" to 4.0" and 20% must be 4.5" to 5.0". <br /> <br />However, the applicant has stated that landscape standards and practices have <br />changes significantly over the last decade which is why differing Design <br />Standards have been proposed. One of the changes involves ongoing <br />recommendations from horticultural, forestry 'and nursery professionals to plant <br />smaller overstory and understory trecs due to significant local shortages of <br />commonly planted varieties and sizes oftrees (2 to 5 inch caliper for overstory <br />and I 112 to 3 inch caliper for understory) and to minimize transplant shock and <br />tree loss. Smaller trees are easily handled, less susceptible to planting damage, <br />more adaptable to their environment and less likely to decline or die. <br /> <br />A landscape performance bond at 125% of the cost of materials and installation <br />must be provided prior to the issuance of a building permit. The proposed PUD <br />will also require replatting of all of the properties into one developable property, <br />requiring park land dedication by the Subdivision Ordinance requirements. <br />Section 22-9 of the City Code requires dedication ofland or cash or both, not to <br />exceed ten percent of the area of the property or the fair market value ofthe <br />property at the time of project approval. Park land dedication should be easily <br />satisfied through the preservation of 54% of the site as landscape area. <br /> <br />. <br /> <br />e) Building Exteriors. The Design Standards identify primary (brick, stone, glass <br />integrally colored architectural precast) and secondary (decorative block, <br />integrally colored stucco, heavy guage aluminum, prefinished architectural metal) <br />exterior building materials which are acceptable by the Zoning Ordinance and <br />will compliment surrounding buildings. All service entrance areas and loading <br />docks, mechanical equipment and trash handling devices are proposed to be <br />screened to match the building materials, as required by Ordinance. <br /> <br />1) Parking. The Design Standards propose to meet the Ordinance requirements for <br />individual parking space size and aisle width. Parking areas will also be screened. <br />All off-street parking areas will have a paved surface, be curbed and accessible to <br />a public street. The Design Standards propose a parking ratio of one space per 200 <br />square feet of floor area, one of the stricter parking requirements in the <br />Ordinance, with the stipulation that those uses requiring additional parking by <br />Ordinance will be required to adhere to the Ordinance. Landscape islands of <br />approximately ten percent ofthe total surfaced parking area, are required by <br />Ordinance and outlined in the landscaping section of the Design Standards. <br /> <br />. <br /> <br />4 <br />
