<br />. <br /> <br />. <br /> <br />. <br /> <br />. <br /> <br />. <br /> <br />~ <br /> <br />~ <br />EN HILLS <br /> <br /> <br />MEMORANDUM <br /> <br />DATE: <br /> <br />January 24, 2005 <br /> <br />Agenda Item 2.F <br /> <br />TO: <br /> <br />Mayor and Council <br /> <br />Peter Hellegers, City Planne@ <br /> <br />FROM: <br /> <br />SUBJECT: <br /> <br />1104 Amble Drive - Requested Pedestrian Way Vacation <br />Karth Lake Hills plat; Block 2 <br /> <br />Overview <br /> <br />The resident at 1104 Amble Drive (Karth Lake Hills; Lot I, Block 2), Mr. Len Gallus, has <br />contacted staff and requested that the Council review vacating the Pedestrian Way shown on the <br />Karth Lake Hills plat from October of 1977. His property abuts a 10' by 150' strip dedicated as <br />a Pedestrian Way, on which a path has never been constructed. The current plans for Lexington <br />Avenue include a path that will be constructed to the east of the Pedestrian Way in Ramsey <br />County right-of-way. The resident of 1104 Amble Drive currently has some sbrubslhedges in <br />the County right-of-way to the east of the Pedestrian Way, which gives the Pedestrian Way the <br />appearance that it is actually part of the resident's lot. The resident has essentially used the <br />Pedestrian Way as part of his property and maintained the property accordingly for <br />approximately 28 years. However the recent discussions of Lexington Avenue renovation <br />alerted the resident that he actually had less property than he had thought. <br /> <br />Typically lots in the R-l Zoning district are supposed to have minimum dimensions of 95 feet by <br />130 feet and 14,000 square feet in area. Mr. Gallus' property is irregularly shaped with the <br />smallest side along the northern property line (Amble Drive) at approximately 84 feet. The other <br />dimensions (150 feet, 120 feet, 155feet) and area meet the R-l district requirement.
