<br />2.0 Approval of SUP Amendment NO.1. On the 28th day of February. 2005. . <br /> the Arden Hills City County considered the application for SUP <br /> Amendment; the reports and recommendations of the City staff and <br /> planning commission: and approved SUP Amendment No.1 subject to the <br /> following condition: <br /> A. The Lodge shall continue to abide by the conditions of approval <br /> listed in SUP No. 70-36. except for the site plan amendments <br /> discussed herein and attached hereto as Exhibit B. <br /> B. A Special Use Permit Amendment form. drafted by the City <br /> Attorney, shall amend the SUP and shall reference the proposed <br /> revision to the Site Plan from Planning Case #05-03. Building permits <br /> may only be issued after the SUP Amendment form receives the <br /> approval of the City Council and is executed by both the City <br /> Council and the Lodge. <br /> C. No construction shall occur on all or part f Lots 1. 2 or 3. Block 3. Lake <br /> Josephine Villas prior to those properties being platted into one (1 ) <br /> residential lot which meets the minimum requirements for the R-2 <br /> (Single and Two Family Residential Zoning District). . <br /> D. If membership or guest attendance at the Lodge increases to a <br /> point where twelve (12) parking spaces are utilized on a recurring <br /> basis, then the Lodge would be required to construct the matching <br /> parking area shown as "additional space for parking, if ever <br /> needed" on the site plan attached hereto as Exhibit C and included <br /> in City Planning File No. 05-04. <br /> E. The proposed new parking area and any future parking. as <br /> discussed in paragraph C above, shall be grated to drain toward <br /> the northeast corner of the new parking area. The grading and <br /> drainage shall take special care to avoid any adverse drainage <br /> effects on Lots 1. 2 and 3. Block 3. Lake Josephine Villas. <br /> F. Continuous concrete curb shall be constructed to surround the <br /> parking lot as required by the City Zoning Ordinance: the curbing <br /> shall require the approval of the City Engineer, City Building Official. <br /> or City Planner. <br /> G. Screening of at least sixty percent (60%) opacity shall be provided <br /> along the north. east and south sides of the new parking lot as . <br /> proposed on the site plans on file with in City Planning File No. 05-04. <br /> Screening may be accomplished by a three foot high privacy fence <br /> 2 <br />
