<br /> <br />Site Data (for the entire GB District) <br /> <br />Industrial <br /> <br />Vacant Land / Light Industrial/Office / Office-Warehouse / Distribution Center / <br />Radio Tower <br /> <br />GB: Gateway Business / PUD overlays on properties at the southwest end ofGB <br /> <br />Approximately 115 acres (Appx, 5,009,400 square feet) <br /> <br />N/A <br /> <br />Hillside slopes down to the southwest comer of Round Lake and also toward <br />Interstate 35W on the west; the remaining property has gentle slopes, some low wet <br />land, and the remainder is relative} flat land. <br /> <br />. <br /> <br />Overview <br /> <br />The Gateway Business District is a commercial/light-industrial district in the northwest portion <br />of the City which was established to create a higher standard of development for the area. Prior <br />to creation of the Gateway Business District, the area generally located to the north ofI-694, east <br />of 1-35W, south of Highway 96, and south and west of Round Lake; was occupied by several <br />uses which the City determined were undesirable. A task force was formed to review the <br />potential for controlling development and redevelopment in this region. The recommendations <br />of the task force were to be proactive in the redevelopment of this area by rezoning, and <br />establishment of a redevelopment district to assist with financing infrastructure and development <br />improvements. <br /> <br />While the primary focus of the task force was the area occupied by Chesapeake, Celestica <br />(formerly Manufacturers' Services) and the Welsh developments, the GB standards were created <br />for the redevelopment of the entire area. During the task force discussions, one of the commonly <br />repeated themes was to allow a mix of uses including: 25% office (buildings of 100% office), <br />25% office/showroom (30/70), 25% office/warehouse (10/90), 25% Miscellaneous (including <br />retail and housing). <br /> <br />. <br /> <br />The current Gateway Business District regulations do allow for limited multiple-family <br />residential, day care facilities, office/warehouse, and office showroom uses, however they place <br />restrictions on office or retail developments. Office uses are not supposed to occupy less than <br />25% nor more than 50% of a project's total floor area. Retail or service businesses are not <br />allowed to occupy more than 15% of the total floor area of the building in which they are <br />located. The effect of this is that the district does not have the mixture of uses that was <br />recommended by the task force, and the regulations allow basically nothing other than <br />office/warehouse or office/showroom uses. Due to the lack of a mixture of uses, workers in the <br />Gateway Business district are forced to go outside of the district for any sort of a retail use. <br /> <br />The Indykiewicz property (the northernmost property within the Gateway Business District) was <br />divided by the creation of a new access from Round Lake Road to Highway 96, While the new <br />access eliminated some traffic flow problems, namely distance from the 35W ramp, it created a <br /> <br />\\Earth\PJanning\Planning Cases\2005\05~04 Gatew-ay Business Dist Zoning Amendment (PENDlNG)\02-02-05 PC RepOTt Gateway Business <br />Zoning Amendment 05-04.doc <br /> <br />Page 2 of4 <br /> <br />. <br />
