<br />. <br /> <br />. <br /> <br />. <br /> <br />4. <br /> <br />At least sixty five (65) percent of the exposed porch <br />fayade is open or occupied by windows, screens, <br />and/or doors of transparent material; the fayade <br />constitutes the area from the floor level of the porch <br />to the porch ceiling; and <br /> <br />5. Building Permits shall be required before <br />construction can begin. <br /> <br />The Community Development Director may attach conditions to <br />the approval of the porch encroachment as needed to make the <br />required findings; and <br /> <br />In required residential street-side yards, covered porches attached <br />to the front of a principal building may extend no more than ten <br />(10) feet, provided that the porch is no closer than thirty (30) feet <br />from the street-side lot line and that the design of the porch is <br />consistent with the City's Porch Design Guidelines and approved <br />by the Community Development Director. The Community <br />Development Director must make the findings required by (Section <br />- wi 1-5 listed above). The Community Development Director <br />may attach conditions to the approval of the porch encroachment <br />as needed to make the required findings." - see attachment 4d-l <br />for the full amended text of Section 6. C2 as proposed. <br /> <br />Recommendation <br /> <br />In Planning Case #05-07, staff recommends approval of: <br /> <br />. Zoning Amendments #1 and #2 (as listed above) to allow for steps, decks, and <br />ramps as Pennitted Encroachments of up to 6 feet in all Zoning Districts and to <br />allow Front Porches as Permitted Encroachments of up to 10 feet, provided that <br />the front porch is no closer than 30 feet from any front or side lot line, for Single- <br />Family Dwellings. <br /> <br />Options <br /> <br />1. Recommend approval as submitted. <br />2. Recommend approval with conditions. <br />3. Recommend denial with reasons for denial. Ifthe City denies the petitioners <br />request, .....it must state in writing the reasons for the denial at the time it denies <br />the request." <br />4.
