Whilc not listcd as a permitted building matcrial in thc GB District, the <br />EFIS is not thc primary building material and a]so hclps to brcak up thc mass of thc building. <br />Additionally, thc plans of the proposcd dcvclopmcnt show metal fucling canopy columns. <br />Staff would rccommcnd that thc cxtcrior of the columns bc trcatcd with thc samc brick <br />material from the building cxtcrior to maintain thc consistency of dcsign throughout the <br />dcvclopmcnt, and to morc closely match the GB District building matcrial rcquirements. <br /> <br />SA. Height of Buildings - Meets Requirement <br /> <br />Building hcight for a slopcd roof is calculatcd from gradc to thc midpoint bctwccn thc ridgc <br />of thc roof and thc eavcs. Thc plans show a building with a hcight, based on this <br />mcasurcment at approximately 23.5 fcet, wcll within thc hcight requircments for the GB <br />District. Thc height to the top of thc roof ridgc would bc approximatcly 35 fcct. <br /> <br />9A. <br /> <br />Parking - Meets requirement <br /> <br />Applicablc parking standards includc thc following: <br />. Rctail Salcs: I spacc for cach 150 sq. fect of gross rctail sa]cs floor area <br /> <br />The requircment based on gross rctails salcs floor spacc would call for approximatcly 21 <br />spaccs. Thc applicant has proposcd 24 spaccs; that number includcs 2 ADA handicappcd <br />parking spaccs. <br /> <br />lOA. Traffic, Access, and Circulation - Meets requirement <br /> <br />Thc sitc plans show two acccss drivcs to thc sitc; one at thc castcrn sidc of thc propcrty, the <br />othcr using an cxisting approach at thc south sidc of thc property. A mcdian scparates north <br />and southbound traffic on Round Lake Road. Due to thc median, the north access drivc is <br />csscntially a right in and right out only acccss.
