Pogue <br />1174 Edgewater Ave N <br />Minor Subdivision & Consolidation <br /> <br />Backl!round <br /> <br />The applicants own a 1.54 acre property at 1174 Edgewater Ave N. On March 8, 2005, the City <br />Council approved an amendment (Case #05-03) to the Lodgc's original Special Use Permit #70- <br />36. The amcndment allowed the Lodge to reduce the size of their parking lot with the intent of <br />selling three lots on the eastern edge of the property, The amendment was approved with seven <br />conditions. Condition three is the reason for this minor subdivision and consolidation <br />application: <br /> <br />3. No construction shall occur on all or par/ of adjacent property owned by the Lodge (Lots <br />1, 2, or 3, Block 3. Lake Josephine Villas) prior to those properties being platted into one <br />(1) residential lot which meets the minimum requirements for the R-2 (Single and Two <br />Family Residential Zoning District). <br /> <br />Lots 1,2, and 3 are all non-conforming lots in the R-2 Zone with slightly less than 5,000 square <br />feet each. However, when combined, the three lots meet the minimum requirements of the R-2 <br />Zone. In order to eliminate the potential of development on each ofthe three individual, non- <br />confonning lots, the City has required the applicant to consolidate the three lots into one <br />confonning lot. This applicant seeks to complete condition three of Planning Case 05-03. <br /> <br />Planninl!
