<br />. <br /> <br />. <br /> <br />. <br /> <br />Staff Recommendation <br /> <br />In Planning Case #06-004, staff recommends approval of the Minor Subdivision and <br />Consolidation after making a finding that the proposed subdivision meets City standards and will <br />not have an adverse impact on the surrounding properties or on the community as a whole; <br />subject to the following condition: <br /> <br />I. The applicant shall file the minor subdivision with the Ramsey County recorder and <br />shall provide the City with a recorded copy within three months of the final approval <br />date, <br />2. The applicant shall pay a park dedication fee before filing the subdivision and <br />consolidation with Ramsey County. The dedication fee shall be determined by the <br />City Council. <br />3. The applicant shall sign a Declaration of Restrictive Covenants that is filed with the <br />deed on the property. The City Attorney shall review the covenants before the <br />subdivision is filed with Ramsey County. The Declaration of Restrictive Covenants <br />shall include the following: <br />a. The property shall remain subject to the conditions in Planning Case #70-36 <br />and 05-03. <br />b, Lots I, 2, and 3 of the Minor Subdivision and Consolidation in Planning Case <br />#06-004 shall not be further subdivided or reverted back to their originally <br />platted lots as required by Condition 3 of Planning Case #05-03. <br />c. The applicant agrees that the conditions of this Covenant and previous <br />conditions placed on the propcrty from Planning Case #70-36 and 05-03 <br />cannot be changed or removed without the written consent of the Arden Hills <br />City Council. <br />4. Any extension of City services for the new lot shall be subject to approval by the City <br />Engineer and all associated costs shall be the responsibility of the applicant. <br />5. The applicant shall comply with applicable provisions of the City Code and related <br />ordinances. <br /> <br />Resident Comment <br /> <br />Staff has not received any letters, emails, or telephone calls from property owners or occupants <br />in regard to this planning case. <br /> <br />Options <br /> <br />1. Recommend approval as submitted, <br />2.
