. . . ~ ~HILLS MEMORANDUM DATE: Agenda Item 6.E February 6,2006 TO: Mayor and City Council FROM: Jamcs Lehnhoff, City Planner SUBJECT: PC #06-003 Celestica - Charles Patterson 4300 West Round Lake Road Special Usc Pcrmit Amendment Background The applicant proposes to install two exterior make-up air handling mcchanical units near the loading docks on the southwestern comer of the stmcture. If this application is approved, the western air handler is proposed to be installed this spring. The second air handler has an undetermined installation date. Each air handler will extend approximately 60 feet from the building and be approximately 12 feet wide. The air handlers will not exceed the height of the proposed 15 foot fence used for screening. The fenced area will in elude approximately 1300 feet (70 feet from thc building and 60 feet wide), The fence is proposed to have privacy slats that match the adjacent structure, Installation of the air handlers will result in the loss of eight parking spaces. PlannIng Commission Recommendation Recommendation and Conditions of Approval At their February 1,2006, meeting, the Planning Commission revicwed Planning Case #06-003 and voted 6-1 to recommend approval of the special use permit amendment subject to the following conditions: 1, The applicant shall continue to abide by the conditions of approval listed in Special Use Permit #96-12,97-23,00-40,01-08,02-33, and any other approved permits. (Permits 01- 12a and 01-12b have expired and do not apply.) 2, The applicant shall be required to obtain all nccessary building penmits before construction begins. 3. The appropriate building permits for the air handlers shall be obtained within one year and construction shall be completed within two years or this permit shall expire.
