The fencing shall be installed as proposed immediately after installation of the aIr <br />handling units. <br />5. Any trees that have died since thc initial development ofthe sitc must be replaced per <br />landscape plans approved by staff no later than June 1, 2006. <br />6. The applicant shall be required to submit a noise mitigation plan in the future if the City <br />reccives complaints regarding noise generated by the unit and said complaints are <br />validated by City Staff <br />7. Should the off-site parking that Celestica's employees are currently using become <br />unavailable or inadequate, Celestica shall reapply for a special use permit amendment to <br />expand parking similar in nature to Planning Case 01-12a and 01-12b. These <br />applications shall require City review under the standard review process for a special use <br />permit amendment. <br />8, The air handling units shall be installed in accordance with the plans submitted, Minor <br />modifications may be made to the plans subject to approval by the City Planner. <br />Significant changes to the plans require review and approval through the Site Plan <br />Review process. <br />9. Celestica shall provide a proof of parking statement that includes sufficient parking to <br />meet Arden Hills parking requirements. The statement shall indicate the amount of off- <br />site parking, the duration of the off-site parking agreemcnt, and a contingency plan for <br />additional parking that meets the Arden Hills parking requircments that is signed by the <br />property owner and Celestica. Additional on-site parking that brings the property into <br />conformance with the Arden Hills parking regulations shall be added when the off-site <br />parking agreement expires. <br /> <br />Deadline for Agency Actions <br /> <br />The City of Arden Hills received the completed application for this request on January 18, 2005. <br />Pursuant to Minnesota State Statute, the City must act on this request by March 18,2005 (60 <br />days), unless the City provides the petitioner with written reasons for and additional 60 day <br />rcview period, The City may, with the consent of the applic311t, extend the review period beyond <br />thc initial 120 days. <br /> <br />Options <br /> <br />I.
