<br />PROPERTY DESCRIPTION <br /> <br />The subject property fronts the south side of State Highway 96 220 feet west of <br />Hamline Avenue. The parcel is depicted on a plat map on a following page. <br /> <br />. <br /> <br />No soil test borings have been submitted which would indicate the composition of the <br />subsoil. For the purpose of this analysis, the site is assumed to have adequate subsoil <br />conditions to support normal development. In addition, no evidence has been <br />presented regarding any known or suspected subsoil contaminants. For this analysis, <br />it is assumed that none exist which would adversely affect the value of the site. <br /> <br />Land Area: <br /> <br />According to Ramsey County, the site contains 6.82 <br />acres which equates to 297,079 square feet (SF). A, <br />more exact determination of the land area requires a <br />professional survey. Based on calculations made <br />from the plat map, the 6.82 acres excludes existing <br />right-of-way. <br /> <br />Site Dimensions: <br /> <br />1072.80 feet along south lot line <br />277 .13 feet along east lot line <br />(The dimensions are taken from the plat map) <br /> <br />Access/Road Easement: <br /> <br />The property has one curb opening on Highway 96 III <br />the westerly half of the site. There is a median in <br />the highway which limits access to right turn only. <br />The property is appraised assuming there is access <br />provided from Hamline Avenue by virtue of an <br />existing 35-foot wide road easement that is presently <br />unimproved. Hamline Avenue has no median. <br /> <br />. <br /> <br />Topography: <br /> <br />The topography of the land varies from level to <br />rolling and sloping. The site follows the grade of <br />Highway 96 and slopes downhill from west to east. <br />The highest part of the site is the west end. The <br />west third, more or less, is level and is improved <br />with the former public works facility. <br /> <br />The lowest elevation is on the east part of the site <br />which is level and wooded. The site between the <br />west third and the east third is rolling and slopes <br />downhill from west to east. The lowest part of the <br />site appears to be in the east-central portion near the <br />existing Highway 96 right-of-way. <br /> <br />The land is wooded and has extensive natural growth <br />vegetation throughout.
