A bituminous <br />public sidewalk about 8 feet wide is provided in the <br />right-of-way. <br /> <br />Improvements: <br /> <br />The land is presently improved with the former <br />Arden Hills Public Works Facility which has been <br />vacated. According to Ramsey County, the facility <br />was originally built in 1961, For the purposes of the <br />valuation herein, it is assumed the building has been <br />cleared from the site and the land is vacant. <br /> <br />Wetlands: <br /> <br />According to a Minnesota Department of Natural <br />Resources (DNR) map, there are no protected waters <br />or wetlands on the site. The map is on a following <br />page. <br /> <br />According to a National Wetlands Inventory map <br />made by the U.S. Department of the Interior, the <br />subject land has no significant wetland areas.
