<br />Park Dedication <br /> <br />If the minor subdivision is approved, the park dedication requirement would apply. Should a fee . <br />be accepted in lieu of a land dedication, the park dedication fee would be six percent ofthe land <br />value of the property at the time of final approval of the subdivision. The 2006 land market <br />value according to Ramscy County records is $ 1 64,300. This value would result in a park <br />dedication fee of$9,858 for the entire property. The "new" eastern lot is approximately 48.8 <br />percent of the property. Therefore, should the City Council choose to exempt the developed <br />property from the park dedication fee, the adjusted park dedication fee would be $4,808. <br /> <br />Deadline for Al!encv Actions <br /> <br />The City of Arden Hills received the completed application for this request on December 30, <br />2005. Pursuant to Minnesota State Statute, the City must act on this request by February 28, <br />2006 (60 days), unless the city provides thc petitioner with writtcn reasons for an additional 60 <br />day review period. The City may with the petitioners' consent extend the review period beyond <br />the l20 days. <br />Options <br /> <br />1. Rccommend approval of the minor subdivision and/or variance as submitted. <br />2. Recommend approval of the minor subdivision and/or variance with conditions. <br />3. Remand the application back to the Planning Commission for further review. <br />4. Recommend denial with reasons for dcnial. If the City denics the petitioners request, "... it <br />must state in writing the reasons for the denial at the time it denies the request." <br />5.
