Park Dedication If the minor subdivision is approved, the park dedication requirement would apply. Should a fee . be accepted in lieu of a land dedication, the park dedication fee would be six percent ofthe land value of the property at the time of final approval of the subdivision. The 2006 land market value according to Ramscy County records is $ 1 64,300. This value would result in a park dedication fee of$9,858 for the entire property. The "new" eastern lot is approximately 48.8 percent of the property. Therefore, should the City Council choose to exempt the developed property from the park dedication fee, the adjusted park dedication fee would be $4,808. Deadline for Al!encv Actions The City of Arden Hills received the completed application for this request on December 30, 2005. Pursuant to Minnesota State Statute, the City must act on this request by February 28, 2006 (60 days), unless the city provides thc petitioner with writtcn reasons for an additional 60 day review period. The City may with the petitioners' consent extend the review period beyond the l20 days. Options 1. Rccommend approval of the minor subdivision and/or variance as submitted. 2. Recommend approval of the minor subdivision and/or variance with conditions. 3. Remand the application back to the Planning Commission for further review. 4. Recommend denial with reasons for dcnial.
