The property is approximately 223 feet long at the <br />northern lot line, 213 feet long at the southern lot line, and is 50 feet wide. The Shoreland <br />Management Ordinance, which supersedes the underlying R-2 Zone, requires a minimum lot <br />width at the Ordinary High Water (OHW) mark of75 feet. <br /> <br />Although reviewed as one application, this application involves two variancc requests. The first <br />review relates to the proposed addition to the principal structure. The second review evaluates <br />the proposed addition to the accessory structure. The variances are not contingent upon each and <br />can be acted upon separately or as one. <br /> <br />The existing principal structure has a footprint of approximately 1815 square feet. The applicant <br />is proposing a 95 square foot addition to the southwestern comer of the dwelling and a 378 <br />square foot addition to the fear of the structure. The minimum side yard setback is five feet with <br />a total of fifteen feet required between the two side yard setbacks. Since the northern side yard <br />setback is as.little as 4.5 feet and the southern side yard setback is between 9.5 and 10 feet, the <br />addition would slightly encroach upon the southern side yard setback by approximately one half <br />foot. Although the encroachment is slight, a variance is required to proceed. The proposed <br />addition to thc dwelling would be in line with the existing structure. <br /> <br />The second addition at the rear of the dwelling meets all required setbacks and does not need a <br />variance.
