The applicant is also requesting a variance to construct an <br />addition to thc accessory structure that encroachcs on the southern side yard setback and is <br />cntirely within the front yard setback. The variances are not contingent upon each other and <br />. can be reviewed separately or together. <br /> <br />Back!!round <br /> <br />1. Overview of Request <br /> <br />The applicant is seeking two variances for a .28 acre property at 3352 Lake Johaillla Blvd, <br />which is on the southwestcrn side of Lake Johanna. The property is approximately 223 feet <br />long at the northern lot line, 213 feet long at the southern lot line, and is 50 feet wide. The <br />Shoreland Managemcnt Ordinance, which supersedes the underlying R-2 Zone, requires a <br />minimum lot width at the Ordinary High Water (OHW) mark of75 feet. <br /> <br />Although revicwed as one application, this application involves two variance requests. The <br />first review relates to the proposed addition to the principal structure. The second review <br />cvaluates the proposed addition to the accessory structure. The variances are not contingent <br />upon each and can be acted upon separately or as one. <br /> <br />The existing principal structure has a footprint of approximately 1815 square feet.
