During due diligence for the demolition of the <br />A TS building, the consultant discovered contaminated soil beneath and alongside the building. With the <br />City of Arden Hills cooperation, CMK applied for grants and have been awarded the various grants to <br />assist in removing the contamination from the site. CMK is working closely with Arden Hills City staff <br />to coordinate the use of the grants for the remediation. The removal of the contamination and rails will be <br />condueted sometime in September and October of2006. <br /> <br />T. <br /> <br />Status of A TS and Rail Properlv <br /> <br />A TS Propeliy - Purchased property March of 2005 demolished building July 2006. <br /> <br />Rail Property - Executed Purchase Agreement. Rail and tie removal scheduled Sept 2006. <br /> <br />IT. Status of Proiect <br /> <br />a) Market is slowly improving with more activity seen by larger companies planning <br />for consolidalions and new facilities. <br />b) We retained Cushman Wakefield/Northstar Par1ners to market the sile for us. <br />They are one of the top national firms in the Twin Cities and have been vcry active in <br />marketing the property throughout the Twin Cities. See attached for a brief summary of <br />their activities. <br /> <br />TIT. Master PUD Extension Request <br /> <br />Purpose for having Master POO in place: <br />I <br /> <br />a) <br /> <br />Modify the limitations of the current Gateway Business District zoning. The current <br />Gateway zoning limits the use and quality of potcnlial users to not less than 25% nor <br />more lhan 50% of the projects total floor area and a maximum 35 foot building heiglit <br />restriction.
